There must have been 30 to 40 owners present at the 2010 annual meeting for Crowntree Lakes Tract 2/3 Homeowners Associaition (AKA Tivoli Village) that met July 20th at the Center Pointe Community Church of the Nazarene just off of Curry Ford Road. Where the meeting was effective in disimenating community information it also served as a good example of the amount of rental units that exist in Tivoli Village.
The meeting was called to order just after 7:00, by Ernie of LeLand Management and was presided over by our HOA president Kyle Sanders. First up was a potential vote to add a member to our HOA board. No one ran thus no one was elected and the board stayed the same as it has been the previous years. Next up was community discussion and questions. In these questions we learned that Tivoli Village is funded for the remainder of 2010 and has actually started to repay some of the money borrowed from our reserves in past years. Ernie also spoke about the new state law that allows associations to go after renters when their owners are not paying their HOA dues. The law basically requires renters to send rent checks to the association until the full years dues are paid. At that time, the rent would then go back to the owner. LeLand Management is working out the specifics of this new law so they can implement it to all their associations. Mr. Sanders also informed us that there has been no interest in the remaining lots that he owns leaving he in charge of our board for at least another year.
Mr. Sanders was specifically questioned about the remaing HOA dues for 2010. With our community being in better shape financially then it has in some time would the board address the 2010 dues increase and potentially go back to the 2009 amounts. Mr. Sanders said they had no intention to do that but would take that under consideration when determining 2011 HOA dues. Mr. Sanders was also reminded about the plan of many community members to not pay the 2010 increase as part of our final HOA payment in October.
If you remember, many members of this community agreed to not pay the increase when no services have been improved, when no effort was made to go after past due HOA monies, when a 2-car garage unit was allowed to be built, when dues have been increased each of the previous three years, when ... must I go on? We agreed to make the full payments until the last payment hoping things would improve and Mr. Sanders would not require the increase. That did not happen and we, as a community, need to talk and plan our next action. Please stay tuned for an announcment of this meeting.
